is an established team of property managers, administrators and bookkeepers that
have extensive experience in the management of homeowner associations. A management
team directed by a professional property manager provide quick and efficient
response to homeowner requests for information and service. In an industry that typically has managers
handling portfolios between 10-12 clients, W&K has established a business model
whereby property managers are responsible for a portfolio of not more than 7-8
clients. This singular business practice

website and provide state-of-the-art communication tools. Research association documents online;
publish board meeting minutes, recent audit work, policy statements, online
newsletters and so much more. With recent upgrades to this system, owners are
now able to access their account online and even pay their common fees by

temporary password to view an active association website. Integrated Financial Reporting & Management System The Jenark Financial and Management System, a Core Logic
Company (www.corelogic.com) is
considered to be the most comprehensive, integrated management and financial
reporting system in the industry. The
Jenark system allows for complete integration between accounting and property
management information. Reconciled into
a single data base, management and administrative staff can access and retain
not only accounting records but also management information like work orders,
violation letters and architectural change requests. On the association website owners can access
this information to view their bookkeeping account, status of work orders that
pertain to their unit and any uncured violations. Owners can remotely update
their mailing addresses and emergency contact information. Financial reporting packages are prepared on a job stream
basis so that Board members can receive customized information each and every
month without our need to "remember" each association format and distribution requests. Computer Hardware 3 Dell PowerEdge 2850
Server running Windows Server 2003. There is a main Active Directory server
also providing file and print services. An application server running the
Jenark application and a terminal server for remote access. All servers have
sufficient memory for the operating systems and loads, with SCSI Raid 5 arrays
with hot spares. All servers are under hardware warrantee with Dell with NBD
support. The network is protected
by a SonicWall NSA2400 firewall / Unified Threat Management device with built
in content filter, Gateway anti-virus / anti-spyware, and intrusion
prevention. Remote access is accomplished via a site-to-site VPN for the
Old Saybrook office and for some on-site management offices. Full image backups are run nightly of all servers. Collection of Common
Fees Homeowners have the option to make their monthly payments by either
using a coupon and envelope that is provided to all homeowners upon the
commencement of our management services, or, use the convenience of the
internet by making monthly online, secured payments through the W&K website.
If so desired, owners can even choose to pay their fees by credit card. All association fees are deposited on a daily
basis via a lock box system at a local FDIC insured bank. Bookkeeping provides monthly statements to
all delinquent homeowners, and if necessary, refers non-responsive accounts to
the association's legal counsel for a formal collection process. The Board of
Directors will receive monthly updates from the Association's attorney
regarding the status of any formal collection matters. Payment of Invoices All invoices are approved by the property manager and
paid in a timely manner. It is the
business practice of White & Katzman to perform at least two check runs per
month to association creditors. All invoices are scanned to a searchable
database making retrieval of information that much easier. Association treasurers receive electronic
mail accompanied by scanned invoices that they review and approve online. No longer are copies and physical checks
necessary for the payment of association obligations. Monthly Financial Package Each month, a financial information package is provided
to the Board of Directors. The basic package includes: Balance Sheet, Income
Statement with Budget Variances, 12-Month Income Statement, Accounts Receivable,
Accounts Payable, Disbursement Journal & General Ledger. Our financial reports are completely flexible
in format and reporting information.
Customized reports, sometimes more comprehensive are also available to
our clients. Operating Budget A budget analysis of year-to-date expenditures and
projected year-end estimates is prepared annually for review by the Board of
Directors. It is the practice of W&K
to provide a first draft of the next year's budget at least 90 days in advance
of the fiscal year end. Unit Owner
Communications Our office hours are 8:30-5:00 Monday through Thursday
and 8:30-3:00 on Friday when we are available to answer questions, complaints
and concerns of the homeowners. We also
provide a 24-hour answering service to assure that we can receive and respond
promptly to emergency calls after business hours. All written or email correspondence from Unit Owners are
promptly responded to. Any and all
correspondence from a unit owner is reviewed and discussed at the next
regularly scheduled Board of Directors meeting.
Any and all violations of the rules and regulations of an
association are handled in accordance with each association's legal documents
and the newly enacted Common Interest Ownership Act (CIOA). If need be, W&K arranges for a formal
Notice and Opportunity to Be Heard meeting with homeowners who are in dispute
with Board polices or community regulations. Maintenance Services W&K Property Services, LLC (WKPS) is the maintenance
servicing division of W&K that provides maintenance services to our clients
at competitive rates. A staff of 20
technicians perform all phases
of property maintenance, and are on-call 24/7 for any emergencies that may
arise. All technicians are
professionally attired in company uniforms, drive a well recognized company van
or truck and are supported by a full-time staff of office professionals. The services range from $45 - $60 per hour

Bidding Process Over the years, White & Katzman has developed a
working relationship with numerous professionals in all fields relating to
property management. We have at our
disposal an extensive vendor base of business professionals who are willing and
able to bid on services required for all different forms of homeowner association
issues and projects. Our policy is to procure at least three (3) competitive
bids for subcontracted work and services in excess of $2,000 (i.e. insurance,
snow removal, grounds care, etc.) required at the community. All contractors
must be licensed and insured - references, certificates of insurance are
required. W&K monitor all on-site
personnel and sub-contractors that perform various tasks at the property. W&K Financial
Report White & Katzman Management is a privately held company owned by
Lawrence White & Michael Katzman since 1983. As a matter of policy we do not release
